Sell your home FAST!

There are a many things that you can do to help the sale of your home. Everything i am about to blog about are tips that i have learned through reading, researching online, talking with my realtor, and watching home shows.
#1 is the pricing of your home. I know that most people want to price their home on the high side so that you can negociate to a lower price. I wanted to do this same thing. What i was advised was to price your home at what you want to take for it. It will have more people interested in looking, instead of not even wanting to look at your home if it is priced high. You dont have to take any offer that you do not want.
CURB APPEAL - Buyers go on drive-bys before they look inside. Having a bad front yard can make buyers not even want to go inside. Absolutely keep your yard mowed, and keep your trees & bushes trimmed. Don't hide your windows with overgrown bushes. If you want to go a step further, powerwash your sidewalks. Make your house look fresh and clean. Add potted plants and colorful flowers. If you want to go daring, paint your front door RED!
CLEANLINESS - Make your home hotel clean. Envision your mom or mother-in-law coming for a visit. If you have pets, keep them hidden. Conceal all the pet items you can. Organize your cupboards, pantry, and closets. Tip for closets - take out 1/2 of your clothes, this gives the impression of a bigger closet. Clean the kitchen. Buyers will look in your microwave, under the sink, everywhere. You can buy grout pens that makes your grout look brand new. You can clean the kitchen cabinets with car wax, makes them look shiny & new. Keeping your home sparkling clean gives the impression that your home has been well-maintained.
DECLUTTER & DEPERSONALIZE - Remove all your family photos, any collections and/or awards. Buyers want to see themselves living in your home. Keep your furniture to a minimum. The common rule is keep 2 pieces of furniture to each wall. If you have a lot of papers or magazines lying around. Get inexpensive baskets to store them in. Books stacked vertically give visual interest to bookcases.
PAINT - Give your home a facelift with a clean fresh coat of paint. Using a neutral color palette will appeal to more buyers. Colors sometimes scare off potential buyers. Use light to bring out the color in your home. Keep your draperies open or use sheers or gauzy curtains to let the natural light in. You can bring color into your room through art. If you have a fireplace, make it your focal point. Update the fireplace with accent paint or accent tile work.
UPGRADE - The best place to upgrade is the kitchen. A $3000 countertop can be the difference of your asking price and your asking price minus $10000. Updated appliances are another plus. Tip - Make sure all your appliances match in color. Replacing the flooring is another. You don't have to go crazy with upgrades. Easy upgrades are as simple as replacing outdated fixtures, hardware, light switches, outlets, and door knobs. A dingy old floor can be covered with a nice area rug. Take down all wallpaper.
REPAIRS - Make any and all the repairs that you can. Leaky faucets, holes in walls, ripped window screens, anything. All the little insignificant repairs can turn buyers off.
SQ FOOTAGE - Show off your square footage. Try to place your furniture away from the walls. Clear out any unused furniture. If you can use contemporary furniture. Contemporary is smaller and sleeker. Keep your furniture out of the flow of traffic. Place curtains rods a foot over the window on each side, this makes your window appear bigger. If you have low ceilings, hang your curtains from the ceiling to the floor, use curtains with a vertical stripe, it gives the illusion of height.
ROOM DEFINITION - Arranage your furniture so that every room has a purpose. Don't have multiple purposes in one room. It gives the impression your home does not have enough room for other purposes your buyers might need. For the master bedroom, place your bed on the opposite wall of the door. Center your bed. Have the foot of the bed facing the door.
COMPETITION - Research your competition. Try to stay a step ahead of your competition.
On showing day, get fresh flowers for your dining room table. Have your home smelling Yummy! Use food scented candles or air fresheners. Food appeals to both men and women. You can boil cinammon, or bake cookies.
